Below is a list of the local South Shore & Cape Cod market reports for January ⤵️
In the Town of Plymouth, the Average Days on Market have increased to 89 in January from 56 in December. The number of homes SOLD in the first month of the year is a decreased number of 60 vs. 87 in December. The Average Sale Price had a slight increase from $426k in December.
In the Town of Hingham, the amount of available inventory has remained fairly consistent from December to January with more new offerings in the last 30 days than in December. The Average Days on Market have increased which indicated a slower market at the beginning of 2020.
In the Town of Scituate, the Average Sale Price has increased by $13,000 in the month of January. The Average Days on Market have decreased from 112 to 68 in January which indicates that buyers are serious as we enter into the new year. The number of homes SOLD has remained consistent month over month.
In the Town of Marshfield, the Average Days on Market has significantly increased from December to January. The Average Sale Price has increased by $53,000 in December vs. November. There has been a slight decrease in the number of current homes for sale since December showing a 3 month decline.
In the Town of Kingston, available inventory has decreased as we close out the first month of the new year. The Average Days on Market have remained fairly consistent from 61 in December to 65 in January. The number of homes SOLD dramatically decreased which suggests a serious lack of inventory.
In the Town of Duxbury, the Average Sale Price of homes sold in has increased from December to January. Available inventory remains the same and as well as the number of homes SOLD through the month of January.
In the Town of Norwell, the number of homes SOLD has continued to remain consistent since October. This shows that the market is still moving slow as we continued through January. The number of current homes for sale has remained consistent as well however the Average Days on Market have decreased by nearly half.
In the Town of Cohasset, the Average Sale Price has remained in the million dollar bracket. The Average Days on Market have increased which indicates that there continues to be a lack of inventory in most towns.
In the Town of Hanover, the number of homes SOLD have decreased from 14 in December to 9 in January. The Average Days on Market have increased showing that homes are still selling but have slowed down even further from December into January.
In the Town of Pembroke, the amount of new offerings in the last 30 days has increased which shows us that homeowners are beginning to enter their homes onto the market prior to Spring. The Average Days on Market have remained consistent and the Average Sale Price has remained fairly consistent month over month.
In the Town of Hull, the number of homes SOLD has decreased by more than half. The Average Sale Price has also decreased from $647k in December. The Average Days on Market have increased which shows us the market slowed during the month of January which could have been from lack of inventory like we're seeing in many towns within our market.
In the Town of Bourne, the amount of available inventory has slightly decreased which shows that homes are still entering the market but at a slower rate. The number of homes SOLD remained the same from December to January. The Average Sale Price has significantly increased from December to January by $200,000.
In the Town of Sandwich, the Average Days on Market has remained steady. The number of homes SOLD has decreased very slightly from December along with the Average Sale Price. However, there is a larger selection of inventory on the market as January comes to a close.
In the Town of Mashpee, the Average Sale Price has decreased significantly in the month of January from $820k in December. The Average Days on Market decreased which means that sales in Mashpee have picked up as we entered the first month of 2020. The number of homes SOLD remained consistent.
In the Town of Falmouth, the Average Sale price has decreased slightly, still remaining in the $600k range since December. The Average Days on Market have decreased as well and the number of homes sold has decreased by nearly 50% which shows a decline in the market in Falmouth during the start of the new year.
In the Town of Chatham, home sales decreased by half from December to January. The Average Sale Price however, has increased from $898K to $1M. The Average Days on Market have decreased dramatically showing that the market has picked up as we entered the new year.
In the Town of Yarmouthport, properties are selling at a consistent rate. The Average Days on Market have increased from 67 in December to 82 in January. The current available inventory has remained fairly consistent throughout December and January. The Average Sale Price has increase by $100,000 in January.
