    A COMPLETE GUIDE TO

    Life in Mashpee

Nestled right next to one of the most famous cities on the coastline of Cape Cod, Massachusetts, there is an impressive town filled with four of the largest freshwater ponds, bays, and beaches from Vineyard Sound & Nantucket Sound, called Mashpee. This town is a truly hidden gem with a rich natural beauty from its sandy beaches and seashore.

    Where is Mashpee?

Mashpee is located in Barnstable County, on the South Shore of Massachusetts. The county, named after a city in England, has a rich history dating back to the Pilgrims and the founding of Plymouth Colony in 1620. It is known for its gorgeous and historical lighthouses, windmills, and early American architecture.

The town is the site of the headquarters and most members of the Mashpee Wampanoag Tribe, the Native Americans who were the first Cape Codders many centuries before the Pilgrims arrived in 1620.

Mashpee holds to that New England lifestyle, filled with historic charm and uniqueness. This makes it an attractive place for tourists and residents of Cape Cod, where you can enjoy a beach lifestyle in a tranquil small town.

In addition to Mashpee, Barnstable County includes notable towns like Bourne, Falmouth, Sandwich, Harwich, Provincetown, and Yarmouth.

    Neighborhoods in Mashpee

The picturesque town has 4 incredible and unique neighborhoods. Let’s understand each one better:

  • Seabrook – Known as one of the most expensive neighborhoods in town, here’s where you’ll find high-end residential homes and desirable mansions. Enjoy the nearby common areas with access to Popponesset Bay and ‘The Spit.’
  •

  • Mashpee Neck — This coastal location offers natural beauty like no other and incredible homes in a peaceful and quiet environment. Near a variety of outdoor activities, you have access to beach walks, nature hikes, and water-based activities.
  •

  • Pine Tree Corner – The residential neighborhood is known for its strong sense of community, charm, and rural settings. Here, you’ll be near The Mashpee Commons and its variety of stores and restaurants.
  •

  • Town Center / Wakeby – A neighborhood that combines the convenience of town center living with the tranquility of the Wakeby area, offering a mix of amenities and natural surroundings. The central location puts you within a 15-minute drive from world-class golf courses, as well as The Mashpee Commons and Wakeby Pond, a popular destination for swimming, boating, and fishing.
  • Things to do in Mashpee

The town of Mashpee is a delight for outdoor lovers, offering many attractions. With a variety of waterways, such as South Cape Beach, Waquoit Bay, and Popponesset Bay, you can spend your days boating, fishing, bathing, and more in the town’s miles of fresh and salt water.

Known as the town’s centerpiece, The Mashpee River is one of the most popular attractions. It extends from the largest and most popular freshwater kettle pond south for five miles until it reaches the saltwater of Popponesset Bay and Nantucket Sound.

Besides the water fun, Mashpee offers a schedule of special events throughout the year, including the Summer Block Party, an open-air event featuring food trucks, live music, and face painting; and the Outdoor Movie Nights and Live Music.

Both events are held in Mashpee Commons, an open-air shopping center with traditional New England-style architecture. It serves as the downtown hub of the town and is surrounded by a mix of specialty restaurants providing a variety of casual and fine dining, national and local retailers, a public library, a bowling alley bistro, and residential options.

Water activities, parks, trails, shopping centers, and many other attractions make Mashpee a truly hidden gem in Cape Cod Bay.

    Mashpee Schools

Served by the Mashpee Public Schools district, the town has three schools dedicated to students in grades pre-K through 12: Mashpee Middle-High School (grades 7-12), Quashnet School (grades 3-6), and Kenneth C. Coombs School (pre-K to grade 2).

The district has a rigorous and comprehensive educational program, with a mission to provide a student-centered, comprehensive program that prepares students for college, career, service, and civic readiness while promoting respect and acceptance of others.

For those seeking private education, the area offers several options, including Montessori and parochial schools. The South Shore is also home to excellent vocational schools, such as South Shore Regional Vocational Technical School near Hanover and several renowned colleges and universities.

Between Waquoit Bay and Hamblin Pond in Mashpee lies Seconsett Island, a small Upper Cape neighborhood where waterfront cottages rest along narrow, tree-lined streets. Once a sleepy summer escape, the island now has a mix of part-time residents, weekly renters and a few people who live there throughout the year. Homes along the water often boast deep-water docks or private bayside beaches. People can spend their days exploring the many waterways, digging for clams or driving to Mashpee-area attractions.

    Sharing Some of Our Favorites!

Mashpee has more than five miles of sandy beaches on Nantucket and Vineyard Sounds. It also has many beautiful ponds.

    Fresh Seafood

Indulge in the region’s renowned seafood delicacies at a leisurely pace and keep your eyes peeled for restaurants’ seasonal specials. The locals claim September is one of the months shellfish are at their best — an old adage states that native oysters should only be eaten when there’s an ‘r’ in the month! Don’t miss these typically busy in the high season restaurants: The Lobster Trap in Bourne, The Raw Bar in Popponesset, Sesuit Harbor Café and the Lobster Pot in Provincetown.

    Outdoor Activities Galore

With milder weather and fewer people, the fall is the perfect time to explore Cape Cod’s many outdoor offerings. Hike the picturesque trails of Fort Hill in Eastham and Nickerson State Park in Brewster, go kayaking on the calm waters of Pleasant Bay or Scorton Creek, or take a leisurely bike ride along the Cape Cod Rail Trail. Golfers will also find world-class courses less crowded, with many offering fall discounts. Birdwatching enthusiasts can witness the beginning of the fall migration, a spectacular sight unique to the region.

    Festivals and Events Abound

The fall is a time of celebration on Cape Cod, with numerous festivals and events that highlight the region’s culture and community spirit. From the Harwich Cranberry Festival to the Cape Cod Brew Fest and Yarmouth Seaside Festival, there’s always something happening that will immerse you in local traditions. Foodies will love the farm-to-table dining experiences, where they can savor the freshest seafood and seasonal produce. If you wait a little longer and visit in October, you can attend events popular with the locals like Wellfleet OysterFest and the Outermost Roots & Blues Festival taking place at Nauset Beach.

    Charming Towns and Scenic Drives

The quaint downtown villages of Chatham, Harwich Port, Falmouth, and Provincetown are more accessible this time of year. Wander down main streets and shop the charming stores that define Cape Cod’s character without battling the crowds. Enjoy a scenic drive along Route 6A, also known as Old King’s Highway, that reveals the historic charm of Cape Cod’s small towns, with their colonial architecture, quaint shops, and vibrant gardens.
