    We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

    Below is a list that we've put together of the local South Shore and Cape Cod market reports for August ⤵️

    In the Town of Plymouth, the Average Days on Market has increased as we entered into the final month of summer.  The number of homes SOLD in August has also increased from July.  Sellers are are still continuing to place their homes on the market as we continue into September however it staying consistent at this point.  The Average Sale Price has decreased slightly from July as well.

    In the Town of Hingham, the amount of available inventory has decreased.  The Average Days on Market have increased slightly however showing the the Hingham market had slowed down during the month of August.  The number of homes SOLD has increase from July to August.

    In the Town of Scituate, the Average Sale Price has decreased by $68,000 in the month of August.  The Average Days on Market has increased as well.

    In the Town of Marshfield, the Average Days on Market for the month of August has remained consistent from July to August.  Average Sale Prices have decreased by nearly $100,000.  The number of homes SOLD in August remained consistent as well!

    In the Town of Kingston, available inventory has remained the same from July to August.  The Average Days on Market increased dramatically while the number of homes SOLD have remained consistent.

    In the Town of Duxbury, the Average Sale Price of homes sold in August has increased by more than $100,000.  Available inventory has slightly decreased while the number of homes SOLD in August increased by nearly 50%.

    In the Town of Norwell, the number of homes SOLD has decreased from 22 in July to 17 in August while the Average Sale Price has increased by nearly $80,000 from July. 

    In the Town of Cohasset, the Average Sale Price has increased further over the $1mil threshold in August.  the Average Days on Market have significantly increased while the number of homes sold have stayed consistent from July through August.

    In the Town of Hanover, the number of homes SOLD remained the same from July to August.  The Average Days on Market have decreased slightly showing that homes are selling faster in August vs. July.  The Average Sale Price has remained consistent throughout August.

    In the Town of Hull, the number of homes SOLD has increased slightly in the month of August.  The Average Sale Price has remained consistent from July through August as well.

    In the Town of Bourne, the Average Days on Market increased in August while the number of homes SOLD decreased. 

    In the Town of Sandwich, the amount of available inventory has remained consistent which shows that homes are still entering the market and selling at a consistent pace in August.  The number of homes SOLD has increased slightly which shows a strong sellers market.

    In the Town of Mashpee, the Average Sale Price has remained the same while the Average Days on Market has decreased dramatically in the month of August.  The number of homes SOLD and the amount of inventory available have remained consistent from July through August.

    In the Town of Falmouth, the Average Sale price has increased slightly by approximately $10,000.  The Average Days on Market have remained fairly consistent at 67 days in July and 75 in August.  The number of homes SOLD in August increased from July.

    In the Town of Chatham, less homes SOLD in the month of August however they sold at a faster pace than July.  The Average Sale Price has remained consistent.

    In the Town of Yarmouthport, properties are selling at a faster rate than they were in July.  The Average Sale Price has increased from $363,000 to $419,000 in August.
