We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

Below is a list that we've put together of the local South Shore and Cape Cod market reports for October ⤵️

 

In the town of Hingham, there was not much change from September to October.  The Average Sale Price increased slightly back into the $1 million range.  


In the town of Plymouth, there was an increase in the number of homes Sold.  59 homes sold in the month of September, that number increased by 32% in October.  Homes were selling at a faster rate than they were in September which indicates that buyers are still ready to purchase this Fall/Winter season. 


In the town of Scituate, homes sold much faster than they did in the month of September.  This number decreased by nearly 50%.  The Average Sale Price decreased by 5% however more homes sold during the month of October.


In the town of Marshfield, the number of homes sold remained the same from September to October with 27 homes sold.  Additionally, the Average Sale Price increased by $47,000 in October.


In the town of Kingston, the market stayed consistent month over month.


In the town of Duxbury, the number of homes sold increased in October.  The Average Sale Price decreased by $116,000 from September. The market in Duxbury is seemingly consistent month over month.


In the town of Norwell, the market stayed fairly consistent.  There are plenty of homes on the market as we continue through the Fall season however they are averaging a longer amount of time on the market before selling.


In the town of Cohasset, the most significant change is shown in the Average Days on Market.  The number of days on market has increased by 55%.


In the town of Hanover, the Average Sale Price saw a slight increase.  New Offerings and Homes Sold have remained similar.


In the town of Sandwich, the market stayed fairly consistent.  The number of Average Days on Market increased slightly to 78 days.  The number of homes sold increased in October to 39 from 24 in September. 



In the town of Mashpee, homes were selling much slower in October.  The Average Days on Market have increased from 36 in September to 134 in October.


In the town of Falmouth, the Average Sale Price remained steady.  The Average Days on Market decreased slightly in October.
