State of the Market Report for September 2018

Below is a list that we've put together of the local South Shore and Cape Cod market reports for September ⤵️
In the town of Hingham, there was not much change from August through September. There was a decline in the Average Sale Price from $1,000,000 in August to $906,000 in September. A slight decrease was also found in the number of homes sold.
In the town of Plymouth, there was an increase in the number of homes that entered the market in September. Homes were selling at a faster rate than they were in August which indicates that buyers are ready to purchase NOW. There was a significant decrease in the number of homes sold at 59 in September from 93 in August.
In the town of Scituate, homes did not sell as fast as they had in August. Although the Average Sale Price increased from $662,000 to $731,000, the number of homes sold decreased from 36 in August to 23 in September.
In the town of Marshfield, the number of homes sold also decreased by nearly half in the month of September. Additionally, the Average Sale Price decreased from $541,000 in August to $476,000 in September.
In the town of Kingston, the market stayed consistent month over month. There was an increase of the number of homes that entered the market in the month of September.
In the town of Duxbury, the Average Days on Market increased in the month of September while the number of homes sold decreased. The market in Duxbury is slowing down however the Average Sale Price is increasing.
In the town of Norwell, the market stayed fairly consistent. There are more homes on the market as we continue into the Fall season however they are averaging a longer amount of time on the market before selling.
In the town of Cohasset, there has been no significant changes from August to September.
In the town of Hanover, the Average Days on Market increased from 36 in August to 46 in September. Fewer homes sold in September as well.
In the town of Sandwich, the market stayed consistent. The number of Average Days on Market stayed at 68 and the number of current homes for sale remains just under 200. The Average Sale Price of homes increased in September by $50,000.
In the town of Mashpee, homes were selling much faster in September. The Average Days on Market have decreased from 98 in August to 36 in September. The Average Sale Price increased by $122,000 in September.
In the town of Falmouth, the Average Sale Price decreased significantly in September to $668,000 from $877,000 in August. The Average Days on Market increase from 65 in August to 84 in September and the number of homes sold also increased in September.
