State of the Market Report ๐Ÿ“Š July 2019

We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

Below is a list that we've put together of the local South Shore and Cape Cod market reports for July โคต๏ธ

In the Town of Plymouth, the Average Days on Market have decreased however the number of homes SOLD in July has also decreased.  Sellers are are still continuing to place their homes on the market as we continue into the last month of Summer however it has slowed down.  The Average Sale Price has increased slightly from June as well.

In the Town of Hingham, the amount of available inventory has decreased.  The Average Days on Market have also decreased slightly as well as the number of homes SOLD in July vs. June.

In the Town of Scituate, the Average Sale Price has increased by $20,000 in the month of July.  The Average Days on Market has increased as well.

In the Town of Marshfield, the Average Days on Market for the month of May has decreased by nearly 50%.  Average Sale Prices have increased by almost $100,000.  The number of homes SOLD in July doubled from the number of homes sold in June!

In the Town of Kingston, available inventory has increased showing that more properties are entering the market as we continue into the last month of summer.  The Average Days on Market & number of homes SOLD have remained consistent.

In the Town of Duxbury, the Average Sale Price of homes sold in May has decreased by more than $100,000.  Available inventory remains fairly however the number of homes SOLD has decreased in July vs. June.

In the Town of Norwell, the number of homes SOLD has remained consistent while the Average Sale Price has dramatically decreased by over $200,000. 

In the Town of Cohasset, the Average Sale Price has increased over the $1mil threshold.  the Average Days on Market have decreased while the number of homes sold have stayed consistent from June through July.

In the Town of Hanover, the number of homes SOLD increase as well as the Average Sale Price.  Homes did not sell as fast as they did in June however there was only a slight increase in the Average Days on Market.

In the Town of Hull, the number of homes SOLD dramatically decreased during the month of July.  The Average Sale Price has remained consistent from June through July.

In the Town of Bourne, the Average Days on Market decreased by more than 50% which shows us that homes were selling at a much faster pace in July.  Although homes are selling faster, the Average Sale Price has decreased in the last month.

In the Town of Sandwich, the amount of available inventory has remained consistent which shows that homes are still entering the market and selling at a faster pace in June.

In the Town of Mashpee, the Average Sale Price has decreased by just over $200,000.  The Average Days on Market have increased which shows that the the real estate market in Mashpee has slowed down during July.

In the Town of Falmouth, the Average Sale price has increased by nearly $90,000.  The Average Days on Market have remained consistent at 67 days.  Fewer homes were SOLD in the month of July however there is still plenty of available inventory.

In the Town of Chatham, more homes SOLD in the month of July than in June.  The Average Days on Market decreased while the Average Sale Price has gone up from $915,000 in June.

In the Town of Yarmouthport, properties are selling at a much slower rate than they were in June - up from 58 Days to 142 Days in July.  The Average Sale Price has decreased bring is from $456,000 to $363,000 in July.
