    We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

    Below is a list of the local South Shore & Cape Cod market reports for November ⤵️

    In the Town of Plymouth, the Average Days on Market have increased from 68 in October to 89 in November.  The number of homes SOLD in October has remained consistent which indicates that serious buyers are still active.  The Average Sale Price had a small increase from $436k in October.

    In the Town of Hingham, the amount of available inventory has slightly decreased.  The Average Days on Market have dramatically decreased which tells us that homes were selling faster in November than in October. However, the Average Sale price has decreased from $962k in October to $873k in November.

    In the Town of Scituate, the Average Sale Price has increased by $58,000 in the month of November.  The Average Days on Market have decreased from 112 in October to 94 in November which shows us that homes are selling slightly faster than they were in October.  The number of homes SOLD has decreased as we continue into the winter months.

    In the Town of Marshfield, the Average Days on Market has remained steady.  The Average Sale Price has increased from $452k to $577k in November vs. October.  There has been a slight increase in the number of current homes for sale since October.

    In the Town of Kingston, available inventory has remained consistent month over month.  The Average Days on Market have decreased from 82 in October to 56 in November.

    In the Town of Duxbury, the Average Sale Price of homes sold in November has begun to decrease from $1.3M in October. Available inventory has also slightly decreased as well as the number of homes SOLD.

    In the Town of Norwell, the number of homes SOLD has remained consistent since October.  Showing a slow market as we continue into the winter months.  However, the Average Sale Price has increased which could indicate reason for less homes sold at a higher price point. 

    In the Town of Cohasset, the Average Sale Price has remained consistent at $1.2M.  The Average Days on Market have decreased which indicates that buyers are serious as we enter the winter months.

    In the Town of Hanover, the number of homes SOLD have remained exactly the same.  The Average Days on Market have slightly decreased showing that homes are still selling a bit faster in November than in October.

    In the Town of Pembroke, the number of homes SOLD has increased by nearly 50%.  The amount of new offerings in the last 30 days has decreased which tells us that homes are entering the market at a slower pace however the average days on market have decreased.

    In the Town of Hull, the number of homes SOLD has decreased as well as the Average Sale Price.  The Average Days on Market have increased which shows us a slowing market as we end November and enter into December.

    In the Town of Bourne, the amount of available inventory has slightly decreased which shows that homes are still entering the market however they amount is slowing as we enter into winter. More homes have sold in November than in October which tells us serious buyers are ready and willing to pursue the home of their dreams no matter the time of year.  The Average Sale Price has increased from October from $458k in October.

    In the Town of Sandwich, the Average Days on Market has remained the same at 98 days.  The number of homes SOLD has decreased very slightly from October however, the Average Sale Price has increased by $54,000.

    In the Town of Mashpee, the Average Sale Price has increased from $624k to $893k in November.  The Average Days on Market increased as well which means that sales in Mashpee have slowed down as the Fall market ended.  The number of homes SOLD and the amount of inventory available have slightly decreased.

    In the Town of Falmouth, the Average Sale price has increased since October.  The Average Days on Market have remained fairly consistent however the number of homes SOLD has decreased.

    In the Town of Chatham, home sales remained consistent from October through November.  The Average Sale Price has decreased from 1.2M to $917K.  The Average Days on Market have more than doubled from October showing a slowing market for the winter.

    In the Town of Yarmouthport, properties are selling at a consistent rate.  The Average Days on Market have decreased significantly from 101 in October to 44 in November.  The current available inventory has remained the same.
