    We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

    Below is a list that we've put together of the local South Shore & Cape Cod market reports for October ⤵️

    In the Town of Plymouth, the Average Days on Market have came down slightly from September.  The number of homes SOLD in October has also increased from from 61 to 75 which indicates buyers are still active through the Fall season.  The Average Sale Price had a minor decrease from $440k in September.

    In the Town of Hingham, the amount of available inventory has remained nearly the same.  The Average Days on Market have dramatically increased which tells us that homes were not moving as fast in October. The number of homes SOLD has decreased in September.

    In the Town of Scituate, the Average Sale Price has increased by $39,000 in the month of October.  The Average Days on Market have increased from 68 in September to 112 in October which shows us that homes are remaining on the market longer than they were in August and September. The number of homes SOLD has stayed consistent.

    In the Town of Marshfield, the Average Days on Market for the month of September has increased while the Average Sale Price has decreased.  There has been a slight increase in the number of current homes for sale since September.

    In the Town of Kingston, available inventory has remained fairly consistent month over month.  The Average Days on Market have dramatically increased from 38 in September.

    In the Town of Duxbury, the Average Sale Price of homes sold in October has continued to increase further from $1m in September.  Available inventory has also slightly increased as well as the number of homes SOLD.

    In the Town of Norwell, the number of homes SOLD has decreased from 21 in September to just 8 in October.  This shows a much slower market as we continued into Fall however the Average Sale Price has increased which could indicate reason for less homes sold. 

    In the Town of Cohasset, the Average Sale Price has increased from $990k in September to $1.2m in October.  The Average Days on Market have significantly increased.  This shows a continually slowing market within the town of Cohasset.

    In the Town of Hanover, the number of homes SOLD have increased slightly.  The Average Days on Market have remained consistent showing that homes are still selling a bit slower in September &October.

    In the Town of Pembroke, the number of homes SOLD is the same as the amount of new offerings in the last 30 days which tells us that homes are entering the market and selling at a consistent pace to one another.

    In the Town of Hull, the number of homes SOLD has decreased slightly while the Average Sale Price has increased by $122k!  The Average Days on Market have decreased from 85 to 55 in October.

    In the Town of Bourne, the amount of available inventory has remained consistent which shows that homes are still entering the market and selling at a consistent pace in October.  The number of homes SOLD has decreased slightly and the Average Sale Price has decreased as well.

    In the Town of Sandwich, the Average Days on Market increased while the number of homes SOLD has remained consistent from September to October.

    In the Town of Mashpee, the Average Sale Price has increased as well as the Average Days on Market.  The number of homes SOLD and the amount of inventory available have remained consistent..

    In the Town of Falmouth, the Average Sale price has decreased since September.  The Average Days on Market have increased from 82 days in September and 108 in October.

    In the Town of Chatham, there was a decrease in home sales in the month of October however they sold at faster pace than September.  The Average Sale Price has increased to $1.2m.

    In the Town of Yarmouthport, properties are selling at a consistent rate.  The Average Days on Market have decreased slightly and the current available inventory has remained the same.
