State of the Market Report ๐Ÿ“Š September 2019

We like to keep you informed of the local real estate market to ensure you're well prepared when you need to make the decision whether or not now is a good time to buy or sell your home.

Below is a list that we've put together of the local South Shore and Cape Cod market reports for September โคต๏ธ

In the Town of Plymouth, the Average Days on Market have stayed the same from August to September.  The number of homes SOLD in September has also decreased from from 92 to 61.  Sellers are are still continuing to place their homes on the market.  The Average Sale Price has increased by $30,000 in September.

In the Town of Hingham, the amount of available inventory has once again decreased.  The Average Days on Market have remained consistent. .  The number of homes SOLD has also decreased in September.

In the Town of Scituate, the Average Sale Price has increased by $48,000 in the month of September.  The Average Days on Market have remained the same month over month as well as the number of new offerings.

In the Town of Marshfield, the Average Days on Market for the month of September has remained consistent while the Average Sale Price has increased.

In the Town of Kingston, available inventory has remained the same month over month.  The Average Days on Market have dramatically decreased from 71 in August.

In the Town of Duxbury, the Average Sale Price of homes sold in September has increased by nearly $200,000.  Available inventory has also slightly increased while the number of homes SOLD has decreased.

In the Town of Norwell, the number of homes SOLD has increased from 17 in August to 21 in September while the Average Sale Price has decreased by over $100,000 from August. 

In the Town of Cohasset, the Average Sale Price has decreased since August.  the Average Days on Market have significantly decreased as well as the number of homes SOLD in the month of September.  This shows a slowing market within the town of Cohasset.

In the Town of Hanover, the number of homes SOLD have decreased.  The Average Days on Market have increased showing that homes are selling a bit slower in September vs. August.

In the Town of Hull, the number of homes SOLD has increased slightly in the month of September.  The Average Sale Price has also slightly increased.

In the Town of Bourne, the Average Days on Market increased as well as the number of homes SOLD. 

In the Town of Sandwich, the amount of available inventory has remained consistent which shows that homes are still entering the market and selling at a consistent pace in September.  The number of homes SOLD has decreased slightly.

In the Town of Mashpee, the Average Sale Price has remained the same while the Average Days on Market has increased slightly in the month of September vs. August.  The number of homes SOLD and the amount of inventory available have remained consistent.

In the Town of Falmouth, the Average Sale price has decreased since August.  The Average Days on Market have remained fairly consistent at 75 days in August and 82 in September.

In the Town of Chatham, there was an increase in home sales throughout the month of September however they sold at a much slower pace than September.  The Average Sale Price has increased to $1.1m from $936k.

In the Town of Yarmouthport, properties are selling at a slower rate than they were in August.  The Average Sale Price has decreased by $11,000 August and the number of Days on Market have increased.
