    Is it legally required to hire an agent to sell my home in Plymouth?

    No. Massachusetts law does not require you to hire a real estate agent to sell your home. You can sell it yourself, which is known as For Sale By Owner (FSBO). You'll be responsible for all aspects of the transaction, including pricing, marketing,showings, negotiations, and paperwork.

While 56% of sellers trust their agent's pricing expertise, others rely on their own judgment (24%) or online estimates from sites like Zillow (18%). Agents provide market intelligence and data-backed pricing strategies that adapt as market conditions change, helping you avoid disappointment when expectations don't match reality.

    What emotional challenges should I expect when selling?

    Selling a home is more emotionally complex than most people anticipate. Sellers report wishing their agent had better prepared them for negotiation stress (20%), inspection anxiety (19%), balancing emotional and practical decisions (16%), and saying goodbye to their home (14%).

    One-third of sellers found the process more complicated than expected, while about half found it as complicated as anticipated.

    What are sellers most worried about?

    Common fears include not getting the desired price (25%), the home taking too long to sell (23%), deals falling through at the last minute (18%), and major issues being discovered during inspection (16%). Most sellers report that their greatest fears never actually materialized.

    How did most sellers feel about their final sale price?

    Half of all sellers said their final price met their expectations. About 28% said it exceeded their expectations, while 22% were disappointed. When sellers were dissatisfied, many blamed their agent's pricing strategy rather than market conditions.

    What should I look for when selecting an agent?

    Sellers often struggle to choose the right agent. Look for someone who will serve as your strategic advisor, not just a marketer. The right agent provides informed guidance, prepares you for the emotional aspects of selling, and communicates

    clearly and honestly about pricing scenarios from the start.

    Can I save money by selling without an agent?

    While you'll avoid paying a listing agent's commission (typically 2.5-3% of the sale price), you'll take on significant responsibilities yourself. You'll need to accurately price your home, handle all marketing and advertising, coordinate showings and open houses, negotiate directly with buyers and their agents, manage all paperwork and legal requirements, and navigate inspection and closing processes.

    Most sellers find that the complexity of the process, particularly the emotional and legal aspects, makes professional representation worthwhile.

    What if I start selling on my own and change my mind?

    You can always hire an agent later if you find the FSBO process overwhelming. Many sellers who initially try FSBO eventually list with an agent. Just be aware that starting over may extend your time on market and potentially affect buyer perception of your property.
